Sioux Narrows-Nestor Falls Official Plan and Zoning By-Law Edward Hoshizaki Development Consulting is currently under contract as the lead consultant in preparing the first Official Plan and comprehensive Zoning By-law for the recently created Township of Sioux Narrows-Nestor Falls (consisting of the former township of Sioux Narrows, the Nestor Falls Local Services Board and surrounding unincorporated areas).

Northern Ontario Winter Roads Highground Realignment - Risks Identification and Benefits Analysis On behalf of Indian and Northern Affairs Canada, Edward Hoshizaki Development Consulting, examined the issue of highground realignment of the Northern Ontario winter roads system. The results of this effort: (1) identified, analyzed, and modeled risks associated with the current winter roads system and with a realigned road system; and (2) identified and quantify the benefits associated with highground realignment.

Sioux Narrows-Nestor Falls, Onigaming First Nation, Naotkamegwanning First Nation, Northwest Angle #33, and Northwest Angle #37, Regional Strategic Economic and Employment Plan In conjunction with a landscape architecture and planning firm from Winnipeg, Edward Hoshizaki Development Consulting completed a consultation process and planning study that identified and explored opportunities, ventures, and efforts that would enhance existing economic development and employment in the region covered by these five communities. In particular, the project looks to find ways to keep young people from leaving the region by finding meaningful opportunities for them.

Ontario Realty Corporation, Land Severance Coordination and Consultations Edward Hoshizaki Development Consulting acted under contract to the Ontario Reality Corporation in the review, consultation and application for a number of land severances within the Municipality of Thunder Bay. Bentall Investment Management, Land Use Planning Controls Conformity Reviews As a component of their due diligence process, Bentall Investment Management retained Edward Hoshizaki Development Consulting to provide opinion on conformity to land use planning controls for a number of properties of interest to the institutional investment market.

Scott's Real Estate Investment Trust, Land Use Planning Controls Conformity Reviews As a component of their due diligence process, Scott’s REIT retained Edward Hoshizaki Development Consulting to provide opinion on conformity to land use planning controls for a number of properties being purchased.

Canadian Tire Real Estate Ltd., Planning Consultations Edward Hoshizaki Development Consulting was retained by Canadian Tire Real Estate Ltd., to review the planning controls, available infrastructure, and development options for property being purchased in Thunder Bay.

Private Clients, Land Use Conflict Related to the O’Connor Point Public Open Space (Township of Shuniah) Edward Hoshizaki Development Consulting was commissioned by a group of local residents and property owners to undertake an examination of issues and possible land use conflicts associated with the municipally owned open space lot located in the Township of Shuniah. The level and nature of public use of the waterfront lot has come to be an ongoing concern for nearby residents and property owners. The report examined background of the property, the nature of the land use conflicts, and possible mitigation options.

Manitouwadge Economic Development Committee, Manitouwadge Corner Business and Development Plan Edward Hoshizaki Development Consulting was the lead firm on this project which set out a business and development plan for a lot owned by the Manitouwadge EDC at the corner of Highways 17 and 614. The plan calls for the construction of a mixed use facility providing a coffee shop, retail space, and a tourism information function.

Municipal Amalgamation Study: Impacts on the First Nations of Treaty #3 On behalf of the Anishinaabeg of Kabapikotawangag Resource Council and Grand Council Treaty #3, Edward Hoshizaki Development Consulting completed a study that identified, through community consultations and policy and legislative reviews, the actual and practical impacts of municipal restructurings on individual First Nations and the First Nations of Treaty #3 as a whole.
